The AGRICULTURAL COMPANY, a few kilometers from the sea, spreads over a total of 277 hectares and has a business center consisting of a main farm consisting of a building including warehouses and a house and two secondary ones, one of which is collapsible (i.e. in a state of ruin), in addition to 3 other small deposits located in other areas of the company. The company has a well-defined agronomic structure and appears to be a single body with arable land for a total of 56 hectares and coppice for a total of 221 hectares. The company thus formed has an endowment of agricultural buildings for a total of 473 square meters of gross surface area and the possibility of using the transfer of another 150 square meters according to the forecast of the currently valid company plan. The legislation currently in force allows, through a Business Plan, the construction of buildings and residences for agricultural use to meet the needs of cultivation, transformation and possibly also the marketing of the company's products. By way of example, it is possible to build agricultural outbuildings for cellar use, office and logistics premises for workers, warehouses, agricultural vehicle sheds, and company homes, one of which for the agricultural entrepreneur (owner) and others for agricultural workers with permanent contract. The achievable volume on the basis of current regulations, the consistency and type of crops present today is approximately 1600 square meters and approximately 6500 cubic meters. The company is almost entirely free from landscape and environmental constraints and this greatly simplifies the project approval process as the Superintendence's opinion is not required.
